I love Pat and Roger. We stayed here before 10 years ago. Roger is very educational, funny and tells you the rules. Pat is a good cook, enjoys herself as a hostess and I love that. We enjoy talking to them. They take the time to listen to what you need. I got seconds on tea, which , FYI, loose leaf, English Breakfast very good. The afternoon appetizer of GF crackers and cheeses and hummus and veggies was great. And hot cider. I think one day I drank the whole pot o cider. Hubby and I had the whole inn to ourselves the first night. We stayed in the cranberry isles room. For breakfast we had a yogurht parfait and a GF waffle with pure Maine maple syrup. The waffle was good and very big! I had the frittata one morning, Hubby missed brkfst that day. The frittata was good with mushrooms and broccoli. I loved peeking in the rooms. We stayed at Somes Sound last time. She re-did it and it looks lovely. the house has character and is historic and keep it going! I dont think anyone can replace Pat and Roger, nor can The Graycote Inn be replaced. It makes winter warmer. Oh and one big plus, they are open year round AND, you can stay one night or more. I hate the 2 nite minimum. We did stay for 2 nights, but it is good to have the option to stay one.

We chose the Graycote Inn for our three night stay in Bar Harbor because of the reviews and price. It was far beyond our expectations. The location is a short walk from the village with ample off street parking. Grounds are beautifully manicured and inviting to sit out and relax. Front porch is lovely, overlooking the grounds. A great gathering place to meet new people and share experiences. The interior is just beautiful! Victorian furnishings, tasteful and not overdone. Very comfortable living room, large dining room and side porch that is the breakfast dining area. The bedrooms are large, have many sunny windows making them bright and cheery. We stayed in the Somes Sound Suite, and it was perfect! On second floor, large comfortable king size bed, full bath, and a separate sitting room. What makes the Graycote a step above?.... The innkeepers, Pat and Roger go beyond their roles! They supply you with a wealth of area information and are so knowledgeable about the island. The inn has listings of restaurants, activities, tours, anything you would need for your stay! They even will loan you a CD tour of Acadia (which I would strongly recommend if this is your first visit to the area). Another special feature at Graycote is a sit down breakfast that is served to you. Talk about delicious food! I enjoy a cup of coffee upon waking, and each morning, there was a hot carafe of coffee right outside our door for the floor. How delightful to have my first cup in my room while I sat and read. Every possible amenity is at your fingertips, from fluffy robes and slippers to soaps, shampoos. Each afternoon homemade snacks and drinks are set out. If you are staying a few days, take advantage of the special packages. We took the Sea Princess Nature Cruise and it was delightful and so informative! Bar Harbor and Acadia are such special places...treat yourself to a stay at the Graycote Inn...you will not be disappointed!!!

If I could give this no stars I would. We stayed here in late July and it was by far the worst bed and breakfast we have ever stayed at. Everything is drab and worn, and we spent nearly 45 minutes when we arrived, listening to Pat convey the rules, which were extensive. Roger's only greeting was a nod and a grunt. Breakfast is served between 8 and 9 only; we're early risers so the first morning we took an early hike and returned at 7:45 for breakfast. At 8:15, we were still waiting to be allowed into the dining area and there was not even coffee available. When I asked Roger for coffee, I was told it would be served at breakfast. Breakfast was a small fruit plate with a bit of overly sweet, watery yogurt followed by a barely edible frittata, clearly made with leftover veggies from someone's dinner - things like boiled carrots and green beans. My husband asked for juice and got a tiny four ounce glass, and when he asked for more, the response was shockingly reluctant. The next two mornings we went into town and bought breakfast, so we didn't have to beg for a second cup of coffee and feel like we were inconveniencing the owners. On our last night, I had just gotten into bed and was reading a novel when one of the wooden slats of the bed broke and the mattress and box spring crashed to the floor. We knew Roger and Pat were asleep, so we braced the slat with a stack of books. The next morning when we told Roger that the bad collapsed, his only response was "thank you for letting me know." Not I'm sorry, or are you okay, or anything that might convey even slight concern. I really thought that we'd hear from them - an apology, a partial refund, anything to acknowledge the inconvenience and my sore back. A miserable end to a miserable stay in a miserable B & B.

This was our first time to Bar Harbor, and picking the Graycote Inn was a good decision. It was walking distance to anything we wanted/needed to see in the area. Roger and Pat were exceptional hosts and were a wealth of information for what to do and see in the area, as well as where to eat. Their victorian home has some great charm and the breakfasts were good, not too big as we've seen at other B&B's. Acadia NP has some good hikes and they both gave some great suggestions on where to go and not go: we were going to hike to Cadillac Mtn but there is a road that goes to the top, and we would have hiked to the summit to see cars and tour buses, so they suggested Champlain Mountain, which was an EXCELLENT hike! And they suggested renting bikes and riding the Cottage Roads, which we did one afternoon as well. Some beautiful fall colors, and excellent suggestions. Would definitely stay with Pat and Roger again if ever given the opportunity to visit Bar Harbor again!

we stayed for 4 nights during July 2013, and thoroughly enjoyed our time at the Inn. the Innkeepers were delightful, and highly attentive. We had the Cranberry room, which was lovely, and has windows on 3 sides, so great ventilation which allowed us to keep the windows open at night. Breakfast was deee-lish each morning, particularly the buckwheat pancakes with flax. Roger gave great advice for hikes and kayaking in the area. As well as dinner in the village each evening. We'd certainly make arrangements at the Graycote again when visiting Bar Harbor!

If I can, I try to stay in a B&B when I travel. There's something about a hotel that I find institutional and a good B&B can usually give me some good tips about the area. On the other hand there is something about a bedroom full of doilies that makes me wonder how I ended up there or what the look on the faces on all the newly minted grooms must have been as they struggle to bring in the luggage for their honeymoons. At the last minute I decided that I would spend several days in Bar Harbor - Saturday night at one B&B and Monday and Tuesday at the Graycote. The Graycote has a great web site so that you can see each room, and in my case ensure that I didn't wake up each morning under a canopy of stitched flowers. graycoteinn.com The Graycote is a lovely huge Victorian within walking distance of whatever you want in Bar Harbor. The rooms are very comfortable and tasteful. There is a great free wireless connection. There are books, newspapers, and magazines all over if you want to read something. There's a very nice breakfast in the morning with local foods, and I found everyone who worked there very helpful. It's the suggestions that help. You get a lot of useful information and suggestions when you arrive. For example, I happened to mention where I had eaten dinner the night before - a prominent place that left me feeling underwhelmed that will remain nameless - and without a moment's hesitation was told: "Oh, you can do better than that." A list of local restaurants suddenly materialized, and she began to put check marks next to the ones that she thought I would like. Every one that she suggested that I went to was great. I had a much better stay from that point on because of her advice. Bar Harbor starts to shut down in mid October. I got a winter rate for my room. Actually October is a great time to visit. Yes, it can be chilly at times, but the fall colors are out and you'll have most of very nearby Acadia National Park to yourself. I rarely saw another person while biking on the carriage roads or while hiking. The Graycote was cheaper than the B&B that I stayed in on Saturday, and I enjoyed it much more.

We have stayed at Graycote Inn 4 times. In fact it is one of the reasons we visit Bar Harbor. Roger & Pat are the quintessential inn keepers-friendly, knowledgeable about local activities and restaurants. We have enjoyed a different room each time. On our last visit we had an early flight from Bangor and the packed us a great breakfast for on the road. We are planning visit 5 for this winter hopefully.

This place is fantastic. Close enough to the action to easily walk, and far enough to avoid the late night revelers noise. The accommodations themselves are clean and competent, not too old and creaky . The food is great for breakfast and the dining room is airy. One of the better Bed & Breakfasts in which I have ever stayed and I stay in B & B's a lot.

I really enjoyed my stay at Graycote Inn. They are one of just a few B&Bs open during the winter near Arcadia NP, and are within walking distance of Cottage St. which has many restaurants. The beds are very comfy and cozy and many rooms have fireplaces. The breakfasts are good, and you shouldn't miss the afternoon snack, cookies and warm cider will thaw you out after wintery hikes. The innkeepers are very familiar with the area and are a great source of potential hiking trips, things to see, and places to eat. ( graycoteinn.com )

This is a nice place, and the owners are good people. They're helpful and informative, friendly people. I had nothing but polite interactions with Roger and Pat. I've never stayed here before and had no intention on staying here. I was camping at Blackwoods campground in the park and had already paid for 3 nights, but I cut my stay short due to bad weather moving in last night. I was lucky to find one of the few rooms left in town after calling a number of places I found on Yelp! Pat was very friendly on the phone and offered to notify me once the room was ready, so I was free to hike the morning away and break down camp in the afternoon. Once here, Roger was a font of information about the local trails and other activities in town. Now, about the Inn: a nicely appointed, historic, large Victorian -- built in the 1880's by Col. Holland, the street bears his name. There is a welcoming parlor, complete with piano, numerous small libraries throughout the house, games, info boards, a beautiful, bright (even on a rainy day!) glass enclosed breakfast room next to the large dining room -- seems to me there is seating for a couple of dozen guests between the two -- and the breakfast room overlooks a large garden complete with lawn chairs and a hammock among the flowering plants... nicely shaded in the corners too. My room, a good size for one person (good for a couple too) has a small balcony with 2 chairs -- nice to step out yesterday afternoon in the sun. I believe most of the rooms here have balconies. There are two nice wicker chairs in the room -- nice for reading if you prefer to bypass the parlor. The queen bed was very comfortable, and I didn't pass on the chocolate covered blueberries, kisses and caramels that are offered in the room. The new remote control heating / ac unit works very well. The room is immaculately clean (very important to me -- I don't mind camping in the mud or getting dirty -- but I don't want other people's hairs or refuse in my rooms AND there was none here -- it was pristine) the carpet, bed, bathroom all well kept and spotless. There is also a dresser, clothes rack, two night tables and a vanity, sink and hair dryer in the room. My only cavil, and this is no fault of Roger or Pat -- but my own -- is that the shower was a bit small for me. At 270 lbs. I'm a pretty big and wide guy and found myself up against the shower walls and shower curtains -- but I found out that this is the smallest room with the smallest bathroom -- I'm staying in the "Sand Point" room, btw (no shared bathrooms here, every room has its own). Most "normally" sized people will have no trouble with the step in shower. There are rooms here with full sized bathrooms, I'm told. Also, the wall paper is a bit "girly" for my taste, but neither of the aforementioned really detracted from my otherwise excellent stay -- no one sleeps or hangs out in the shower stall or on the wallpaper. And even though it's the smallest room, it's ample sized for a couple. Free wifi too. Bring a book or your tablet -- no televisions. The breakfast was good. First, you can have coffee, tea, or another beverage brought up outside your room at 7am, before the 8am breakfast. We had fresh juices, coffee, baked apple, and homemade waffles. Excellent-good stuff! Breakfast is included with your stay. And both Roger and Pat were answering questions and dispensing great info all morning. I'd certainly stay here again.
